Scope of Services Overview

Brass Tacks provides owner-directed property oversight and veterinarian-directed supportive animal care. Services are designed to execute established owner protocols and routine care plans.

  • Property Oversight: Services include routine inspections, system monitoring, and operational support. Brass Tacks does not act as a licensed trade contractor (e.g., plumbing, electrical, structural repair), but will coordinate with and oversee your preferred licensed vendors as directed.

  • Animal Care: Care is strictly supportive and non-medical. I do not diagnose, prescribe, alter treatment plans, or perform veterinary procedures. Any health or safety concerns noted during a visit are communicated to the owner immediately with a recommendation to contact a licensed veterinarian.

Intake and Initial Consultations

To maintain the security, safety, and precise routines of your home and animals- all new clients complete an initial consultation prior to booking.

Consultation Structure:

  • Estates, Acreage, and Specialized Care (45–60 minutes): Designed for properties requiring complex perimeter/facility walkthroughs, vendor coordination schedules, or veterinarian-directed care demonstrations and order verification.

  • Standard Residences and House Pet Care (20–30 minutes): Designed for standard home security checks and routine care discussions.

Getting Started: New clients must complete their client profile on Time To Pet and sign the service agreement before scheduling an initial consultation.

Premiums and Service Area

Based out of the Douglas County Fairgrounds area in Castle Rock, Brass Tacks provides property and animal care across Douglas and Elbert Counties.

  • Primary Coverage: Castle Rock, Castle Pines, Franktown, and Central/North Larkspur.

  • Eastern Corridor: Elizabeth through Kiowa (easternmost service boundary).

  • Travel & Rural Premiums: Rural travel surcharges apply to visits in Franktown, Central/North Larkspur, Elizabeth, and Kiowa due to transit distance.

Service requests outside of these areas are considered on a case-by-case basis. Surcharges may be combined at Brass Tacks' discretion. Please refer to the Premiums Page for a full list of current rates.

Deposits and Holiday Scheduling

Because Brass Tacks limits client intake to ensure attentive, individualized service. A 30% deposit is required to guarantee reservations for multi-day stays, extended property oversight, specialized care, and holidays.

Holiday and peak season dates fill quickly. To assure I can accommodate your needs, please request holiday reservations as far in advance as possible.

  • Standard Transfers: Non-refundable deposits for standard bookings may be transferred one time to a rescheduled date with at least seven days' advance notice.

  • Holiday Rates: Visit premiums apply to major national and weekend holidays. Please refer to the Premiums Page for current rates.

Safety and Handling

To ensure the safety of all animals, properties, and the handler- Brass Tacks reserves the right to modify or decline tasks if conditions present an active risk.

  • Hazardous Conditions: This includes (but is not limited to) unmanaged icy walkways, unstable footing, malfunctioning gates, exposed electrical hazards, or uncontained animals.

  • Behavioral Changes: Tasks may be altered if an animal exhibits unpredictable or dangerous behavior.

All safety and handling adjustments are made at the sole discretion of Brass Tacks, with immediate communication sent to the owner.

After‑Hours and Emergencies

Brass Tacks operates on a scheduled-visit basis during standard business hours and does not provide 24/7 emergency property response or veterinary services.

  • After-Hours Requests: Requests outside standard visit windows are evaluated on a case-by-case basis and schedule availability is not guaranteed.

  • Outside Visit Hours: If your pet, animal, or property experiences an emergency outside of my scheduled visit time- you must contact your preferred emergency clinic or maintenance provider directly.

Emergency Protocol

The owner will be contacted immediately if a concern arises during a visit. If you are unreachable during an urgent situation, the following steps will be taken:

  • Animal Medical Emergencies: I will contact the primary or emergency veterinarian designated in your Service Agreement. If necessary, your animal will be transported to the nearest emergency facility as authorized in your intake documents.

  • Property and System Issues: For urgent structural or utility failures (such as burst pipes, loss of power/heat in winter, or compromised perimeter fencing), I will contact your designated preferred vendors or neighbors as outlined in your intake profile.
